Council considers second such proposal in two years
‘Belrose Pavilions’ could be the second senior facility to be constructed in Belrose in two years, if approved by the Northern Beaches Council.
The application for the development has been lodged a year after the construction of the Calvary Corymbia (formerly Japara) residential aged care on Childs Circuit.
The new development, proposed for 171 Forest Way Belrose, involves the construction of a nine storey seniors’ living facility for the elderly and people living with disabilities which will contain 35 dwellings, recreational facilities, and car parks.
The development proposal aims to meet the increasing demand for seniors’ housing on the Northern Beaches and is in response to the revised draft North District Plan, which indicates an estimated increase of 54 per cent in people aged 65 years and older over the next 20 years.
Details of the $17.5 million plan include the 35 dwellings being split between 12 two-bedroom dwellings, 22 three-bedroom dwellings, and one four-bedroom dwelling. These units will be linked by a series of common spaces, communal rooms, and courtyard areas. Basement parking for 72 vehicles and electric vehicle charging points are also included in the plan.
A series of linked pavilions are also part of the design, which will step down the site in response to topography and natural rock outcrops, allowing integrated landscape treatments as indicated on the proposal.
According to the corresponding Traffic and Parking Assessment Report, the proposal ‘will not give rise to any traffic adversities’ due to the provision of off-street carparking.
The design cues have been taken from the Calvary Corymbia aged care facility, recently constructed directly to the south of the proposed new development site.
The plans are currently under consideration by Northern Beaches Council with submissions open for public comment until 24 January via the Council website.
