A draft Voluntary Planning Agreement (VPA) related to a planning proposal at 10 Gordon Avenue & 15-19 Nelson Street, Chatswood, is open for public comment until 30 May 2023. The VPA aims to amend the development controls of the site, which was exhibited in March/April 2023.
According to the planning proposal, the land will be rezoned from R3 Medium Density Residential to B4 Mixed Use, the maximum building height will be increased from 12m to 90m, the maximum Floor Space Ratio (FSR) will be increased from 0.9:1 to 6:1, and a minimum non-residential floor space requirement equating to 17 per cent of total assessable GFA on the site will be applied.
The VPA proposes a monetary contribution of $7,584,057 to fund public works in the Chatswood CBD area to support the development growth resulting from the increased density at the subject site.
If executed, the monetary contribution provided by the VPA will be applied towards the Community Infrastructure works under the Planning Agreement Policy & Procedures Manual, which will provide valuable public benefits to the Chatswood community.
